We understand there are events and circumstances that may cause people to fall behind on their mortgage payments.  In such cases, a variety of assistance programs may be available.

As your true local lender, we are committed to each and every one of our customers – and the community as a whole – as neighbors.  We believe any hardship is shared by us all.  Greater Nevada Mortgage may be able to help in the event of:
  • Reduction in income
  • Involuntary unemployment
  • Illness or injury
  • Divorce
  • Some other unexpected life events

Getting Started is Easy

To get started with your borrower assistance request, please help us understand your situation by completing steps 1 - 5 below to ensure you have completed all required forms and have the proper supporting documentation.  If you are unable to download any of the forms, you will need to install the free Adobe Reader program on your computer. Click HERE to download.

Step 1

Complete and sign the Uniform Borrowers Assistance Form - Download Form

Complete and sign the Letter of Explanation - Download Form

Complete Household Expenses and Debt Form - Download Form

Step 2

Complete and sign IRS Form 4506-T - Download Form

Borrowers who filed their tax returns jointly may send in one IRS Form 4506T signed and dated by both of the joint filers.

Step 3

Provide documentation to verify all income for each borrower - Download Checklist

Including any alimony, child support, unemployment benefits or that the borrower chooses to rely upon to qualify as described on this checklist.

Step 4

Provide current Homeowners Association (HOA) bill or statement

If property does not have a Homeowners Association or Condo Fee, need signed and dated letter stating, “Property does not have Homeowners Association.

Step 5

Submit all the required forms, known as your application, by standard mail, fax, or email.

Please note that the receipt of your request for assistance does not constitute an agreement between you and Greater Nevada Mortgage.  Regular scheduled payments are expected and regular servicing of your account will continue until such time as we have entered into a separate written agreement to address the past due amount of your account.  Our ability to respond promptly is dependent on receipt of complete information as requested.

Fannie Mae has created to help you avoid foreclosure. Find the information you need and get help before it's too late.

Be aware of scams that promise immediate relief from foreclosure, or demanding cash for counseling services. If you receive an offer, information or advice that sounds too good to be true, it probably is. Don't let them take advantage of you, your situation, your house or your money. What do I do if I am having trouble making my monthly mortgage payment?

What happens if I miss a payment?

We understand that financial circumstances can change. And we realize that you may find yourself unable to make the mortgage payment.  We are here to help you through this time. Contact us at 775-886-4620 or complete the online mortgage assistance package under the “Get Started” tab. We have a variety of assistance programs that may be available to you. 

How long does it take to find out if I am eligible for mortgage assistance options?

Once we have all the necessary forms and documents to evaluate your application, we will contact you within 30 days with all the options you’re eligible for. You’ll receive a letter identifying the options that can help you avoid foreclosure. Be sure to review each option you are eligible for, including the benefits and your next steps, to accept the one that is right for you.

If I am eligible for a mortgage modification, what happens next?

If you’re eligible, we’ll offer you a trial period payment plan. This is normally for a 3–4 month period. Once you’ve successfully completed this trial period payment plan, we will re evaluate your application for a permanent mortgage modification.

If I receive a mortgage modification, will the credit reporting for my mortgage be affected?

During a temporary trial period, we will continue to report your loan payment status to the major credit reporting agencies. If your loan is delinquent when you enter the plan, we will continue to report your loan as delinquent, paying under a partial payment agreement, even if you’re making your trial payments on time. If your loan is current when you begin the trial period plan, and you make each trial period payment on time, we’ll report your loan as up to date, paying under a partial payment agreement. Once the modification is complete, we’ll report the modification to the credit agencies as modified. Completing a modification will not change previous adverse reporting. The impact of a permanent modification on a credit score depends on the borrower’s entire credit profile. Click here for more information about your credit score.
